We give our clients peace of mind that their buildings are secure. We have a five-point process to ensure high standards of protection provided by our live-in guardian occupation.
All our live-in guardians go through a rigorous vetting procedure. It starts with an application form and an interview. We then collect two tenancy references, two employment references, three months bank statements and a copy of their passport. All our live-in guards sign a licence agreement, pay a deposit and are setup on our Direct Debit system.
We give licences to responsible, responsive and reliable professionals who are looking for low-cost accommodation. These can be healthcare workers, librarians, freelance designers, artists and young professionals saving up for their own mortgage. We select a variety of different live-in guardians for each building, each with different skills and usual hours that they will reside in the property.
We offer SIA security guard training to all of our live-in guardians. This gives them a qualification that enables them to work as a security guard. Not only does it increase their awareness and professionalism for protecting vacant property, it also increases their future job opportunities.
Every live-in guard is given fire safety training for each building in which they reside.
In every building at least one of our live-in guardians is given additional caretaker responsibilities. They co-ordinate the other live-in guardians, arrange access for third parties sent by the landlord, respond to maintenance incidents, carry out periodic water flushing and fire alarm testing and carry out upkeep of the property during the occupation.
We inspect every unit in every property we manage on a monthly basis. A report is written, condensed and included in the monthly report which is sent to the landlord. These inspections ensure we have oversight that our standards of management are maintained.
