Live-in Guardians occupy properties as temporary domestic residents while these properties are in-between uses. If a property is about to be redeveloped and is going through planning permission, or if it is about to be sold or re-let, live-in guardians occupy the property to protect it in the interim.
Live-in guardians use the property as their residence: sleeping, washing, cooking and storing their possessions in the property until the landlord requires vacant possession, which we provide at any point with 20 working days’ notice. This provides the flexibility our clients need when they need to secure an unoccupied property while they are working to get it into its next long-term use. Live-in guardians occupy property on licence agreements. They are not granted a tenancy. The benefit of this is that the guardians can be asked to vacate with only 20 working days’ notice. This flexibility is necessary for landlords who are trying to get their vacant property into its next use as the timescales for doing so are usually unpredictable, depending as they do on decisions by planning authorities or market conditions for sale or letting.
In return for agreeing to a compromise on security of tenure, live-in guardians get the cost of their accommodation subsidised at about 60% of the market rate. They also benefit from living in locations that they may not otherwise be able to afford and often in buildings which have remarkable character.
